Basement Gut Demolition

A finished basement that flooded, grew mold, or just needs to start over. We strip it to the studs, or all the way to the brick and foundation if you want the whole thing out, and carry every load up the stairs and out to the trailer. Your contractor shows up to a clean, empty shell.

What a Basement Gut Includes

  • Drywall and ceilings, including drop ceilings and grid
  • Carpet, pad, laminate, tile, and the subfloor if it's shot
  • Non load bearing partition walls, framing and all
  • Exterior wall framing and insulation stripped to the brick or foundation, on request
  • Bathroom tear outs: tub, shower, vanity, toilet, tile
  • Wet bars, built ins, closets, shelving, paneling, trim, and doors
  • Old fixtures and ductwork removed, with a licensed trade handling any disconnects
  • Sweep down and debris out, same day

What We Protect

Structural posts, beams, and load bearing walls stay unless an engineer says otherwise, and we flag them at the site walk. HVAC trunk lines, plumbing stacks, the panel, the furnace and water heater, and egress windows are protected and worked around. Tell us what stays and we scope around it.

Flooded, Moldy, or Just Old

Flooded basements. The wet drywall, carpet, and pad need to come out fast. We can usually start within a few days and clear it in one.

Mold. Light surface mold on drywall and carpet comes out with the demo. Heavy contamination needs a remediation contractor first, and we'll tell you which one you're looking at.

Asbestos. Denver metro homes built before 1990 often have asbestos in floor tile, mastic, drywall texture, and pipe insulation. Colorado requires an inspection before disturbing more than 32 square feet of surface material, 50 linear feet of pipe insulation, or a 55 gallon drum's worth in a single family home. Most full basement guts cross that line. We schedule the inspection and any abatement before we start.

How It Goes

01

Photos or a site walk

Floor plan, square footage, and what's finished tell us most of it.

02

Written proposal

By the room or by the square foot, with hauling and disposal built in.

03

Asbestos check

If the home is pre 1990 and the scope crosses the state threshold.

04

Demo

A typical 800 to 1,200 square foot basement takes 2 to 4 days. Everything carried out by hand, loaded, and hauled.

05

Clean shell

Swept, nails pulled from the studs, photos sent.

Most basement guts
$3,000 to $9,000

Carried out, hauled, and swept. Flooded basements can be less, bathrooms and tile push it higher.

What moves the number

What moves the number

1
A bathroom

Tub, shower surround, tile, vanity, and toilet are the heaviest and slowest room in the basement.

2
Tile floors

Tile on thinset comes up with a rotary hammer, square foot by square foot. Carpet comes up in minutes.

3
Exterior walls to brick

Stripping the framing and insulation off the foundation walls roughly doubles the wall work.

Common questions

Frequently Asked Questions

How long does a basement gut take?⌄
2 to 4 days for most finished basements. Flooded basements with just drywall and carpet can be a single day.
Do you remove load bearing walls?⌄
Not without an engineer's letter. We identify them at the site walk and build the scope around them.
Can you work in a basement that just flooded?⌄
Yes, once the water is out. We pull the wet drywall, carpet, and pad first so it can dry, then finish the rest of the gut.
What about the furnace and water heater?⌄
They stay unless you're replacing them. If they're coming out, a licensed plumber or HVAC tech does the disconnect and we handle the removal and haul off.
Do I need a permit for a basement gut?⌄
Most cities don't require a permit for non structural interior demolition. It changes when plumbing, electrical, or structural elements are touched. We tell you up front for your city.
Does the house need to be empty?⌄
No. We work around an occupied house. Dust walls at the top of the stairs, floor protection on the carry out path, and a cleanup at the end of each day.
