What a House Teardown Includes

  • Site walk and a written, itemized proposal
  • Asbestos building inspection by a state certified inspector, required in Colorado before any demolition
  • CDPHE demolition notice and the local demolition permit
  • Utility disconnects coordinated: gas and electric with Xcel, water and sewer cap with the district
  • Excavator demolition of the structure, foundation, and slab
  • Basement backfill and compaction when a basement comes out
  • Debris loaded and hauled to the landfill, with concrete and metal recycled where we can
  • Lot rough graded and left clean

Add ons priced as separate line items: driveway, sidewalk, and patio removal, tree and fence removal, detached garage and shed teardown, pool fill in.

Who Hires Us for Teardowns

  • Builders and developers scraping a lot for new construction. We hit your schedule and leave a pad your excavator can work from.
  • Investors and flippers where the house is worth less than the dirt.
  • Homeowners rebuilding on a lot they already own.
  • Owners of fire, flood, or storm damaged homes that are past saving.
  • Estates, realtors, and landlords clearing a condemned or vacant structure before a sale.

The Process, Start to Finish

01

Site walk

Usually within a few days of your call. We look at the structure, foundation, access, utilities, trees, and what's next to the property line.

02

Itemized proposal

Survey, permits, disconnects, demolition, hauling, disposal, and grading, each on its own line.

03

Asbestos survey

A certified inspector samples the house. If anything comes back positive, a licensed abatement contractor removes it before demo. We schedule both.

04

Paperwork

CDPHE demolition notification, the city or county permit, and utility disconnect letters. Expect 2 to 4 weeks from signed proposal to the first swing of the excavator. Most of that is waiting on utilities and the state notice, not on us.

05

Demo day

A typical single family teardown is 1 to 3 days of machine work.

06

Haul off and grading

Every load out, the hole backfilled, the lot graded, and photos sent to you when we're done.

What moves the number

Three things, in order

1
A basement

Concrete is heavy to break and haul, and the hole gets backfilled. Adds $5,000 to $10,000 over a slab.

2
Asbestos findings

Floor tile in one room is a small abatement. Textured drywall through a 1960s house is not.

3
Access and neighbors

A house three feet off the fence means hand work near the shared wall. A corner lot with an alley is the easy case.

Permits and Asbestos, Handled

Colorado does not let anyone tear down a house without an asbestos inspection first, and CDPHE needs a demolition notice on file before the city will issue a permit. On top of that, each city has its own permit, its own fees, and its own utility letter requirements. Denver, Arvada, Lakewood, Jefferson County, and Douglas County all run it a little differently.

We prepare and coordinate the whole package. In jurisdictions that require a licensed contractor of record, we partner with one and it's built into your proposal. You sign, we chase the paperwork.

Common questions

Frequently Asked Questions

Do I need an asbestos test before demolishing a house in Colorado?⌄
Yes. CDPHE requires an asbestos building inspection by a certified inspector before any demolition, no matter the age of the house. If asbestos is found, it has to be abated by a licensed contractor before the teardown. We schedule the inspection and the abatement as part of the job.
How long does it take to tear down a house?⌄
The demolition itself is 1 to 3 days. The lead time is the paperwork: 2 to 4 weeks for utility disconnects, the CDPHE notice, and the permit.
Can you demolish a house with a basement?⌄
Yes. We break out the foundation walls and floor, haul the concrete, then backfill and compact the hole so the lot is ready to build on.
Do you pull the demolition permit?⌄
We prepare and coordinate the permit package with the city or county. Where a licensed contractor of record is required, we partner with one, and it's included in the proposal.
What happens to the debris?⌄
Everything gets hauled off. Concrete and metal go to recyclers, the rest goes to the landfill. Disposal is built into the quote.
Can you leave the foundation or the garage?⌄
Yes. Partial teardowns, keeping a foundation, a detached garage, or a slab, are common. Tell us what stays and we scope around it.
Do you handle the utility disconnects?⌄
We coordinate them. Xcel handles the gas and electric cut, and the water district handles the water and sewer cap. We file the requests and schedule around them.
